HVAC Maintenance Check-up Checklist

A seasonal maintenance check-up is the best way to keep systems at peak performance. Having an HVAC professional perform an annual check can prevent underlying problems and unwanted costs. Summer and winter are notoriously busy for HVAC companies. So it’s a good idea to get on the books during spring for your cooling system and fall for the heating system.

At ALPS, our technicians are always happy to share insight about the right way maintain your HVAC systems. We have compiled a list of things that a typical maintenance check-up should include:

  • Checking the thermostat: This ensures that your HVAC systems are keeping your family comfortable while you’re home and saving energy when you’re not.
  • Tightening electrical connections: All electrical connections should be checked regularly. A faulty electrical connection is unsafe and could cause a fire.
  • Lubricating moving parts: Without proper lubrication, moving parts and motors can build up friction. This increases the amount of electricity that your system uses and reduces the lifespan of your equipment.
  • Inspecting the condensate drain: The drains in your air-conditioner, furnace and heat pump should be checked for debris. A plugged drain can back up, causing water damage in home. It can affect indoor humidity levels or lead to mold/mildew growth.
  • Checking system controls: This ensures proper and safe operation of the overall system. Your technician should check that the system is able to start, operate, and shut off without an issue.

Cooling System Only

  • Check evaporator/condenser air conditioning coils: If your coils are dirty, they will not be able to properly cool your home. Your system will need to run longer, which increases energy costs and reduces the lifespan of the equipment. Your technician should be able to clean the coils, if needed.
  • Check refrigerant levels: If your system has too much or too little refrigerant, it will not be able to run properly. Your technician should be able to adjust the levels, if needed.
  • Check blower components: If your blower is not working properly, it can reduce your efficiency by up to 15%. Your technician should be able to clean the system, if needed. Proper system airflow will allow for greater comfort levels inside your home.

Heating System Only

  • Check all connections, gas pressure, burner combustion and heat exchanger: This is especially important for your heating system. If your gas connections are not working properly, it’s a fire hazard. Improperly connected gas lines are a major health hazard. A dirty burner or a heat exchanger that needs replacing will cause your system to operate less safely and efficiently.

Things You Can Do Yourself

  • Inspect, clean, and change air filters: This can be done every 1-3 months, depending on use. Filters in your air conditioner, furnace, and/or heat pump need regular replacement. Your ALPS technician can show you how. Dirty filters lead to increased energy costs and may damage your equipment, leading to early failure.
